AAK is currently seeking a Project Manager in our Chandler location. This person would be responsible for the proper management and control of the total scope of services as defined in the project contract documents, of an individual project to meet the profit objectives of the assigned project.
ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to the following. Other duties may be assigned; some duties may be re-assignable based on available resources.
- Perform performance evaluations for all employees assigned to this position.
- Ensure all project estimates are prepared in accordance with the requirements of the project. Become familiar enough with each estimate to fully support its integrity.
- Initiate pertinent permits, contract insurance, bond and AAK information needs.
- Establish and maintain an effective and professional working relationship with Owners, Architects, Engineers, Subcontractors, Suppliers, and AAK employees.
- Review and monitor all design phase and construction phase documents for conformance with the budget and schedule.
- Review and analyze subcontractor bid results to determine low responsible bidder.
- Negotiate and prepare Subcontracts, Contract Purchase Orders, Agreement Change Orders and Change Order Requests.
- Confer with the Project Superintendent to provide input for the Pre-Bid and Master Construction Schedule.
- Ensure the preparation of the detailed Construction Phase Schedule.
- Monitor financial responsibility and past performance of subcontractors prior to award of any subcontract.
- Control job cost system, information and analysis.
- Review the Subcontract Pre-billing Worksheet, Pay Estimate Breakdown and Monthly Progress Payment Request and Monitor payment receipts and disbursements.
- Prepare monthly Project Forecasts, Cost Reports and Construction Billing Forecasts.
- Monitor subcontract status report and Effect timely execution of documents.
- Monitor and control all outstanding Owner Change Orders and Change Order Requests.
- Enforce project close-out efforts.
- Participate in customer satisfaction plan.
- Participate in quality management and process improvement on assigned projects.
- Assure all project activities are executed after proper planning has been done to prevent problems.

EDUCATION and/or EXPERIENCE
Bachelors Degree in Construction Management or related field or equivalent combination of education and experience. Requires 10+ years of Project Management experience in the Construction industry.
